We started a heavy renovation on our 1904 build 4-plex in January, and thanks to our Chief Designer (aka my wife) and our hardworking crews on the ground, this project is really coming together! The goal is to apply the BRRRR method—Buy, Rehab, Rent, Refinance, Repeat—to this property, turning it into a profitable rental asset. Here’s a breakdown of the progress so far:
Exterior Renovations Completed
The exterior renovations are finally complete. We replaced all the wood rot, repaired the front porch, and installed new railings and handrails that are now up to code. Everything received a fresh coat of paint, giving the building a much-needed facelift. We also updated and installed new light fixtures to enhance curb appeal. During the renovation process, we discovered termite damage on two foundational beams, which we promptly repaired. We even replaced a broken sewer line to ensure the property’s infrastructure is solid. These exterior upgrades are crucial in the BRRRR method, as they not only protect the property but also make it more attractive to potential renters.






Interior Renovation on Unit 3
Inside, we’ve made significant progress as well. In Unit 3, we installed a new hot water heater and gave the entire space a fresh coat of paint. The kitchen received a light rehab, including updates to the countertops and cabinets, making it more modern and functional. We restored all the original doorknobs and locks to working order, preserving the charm of the 1904 build while ensuring security. Additionally, we installed new blinds on all the windows, giving the unit a polished look. These upgrades align with the BRRRR method by increasing the property’s value and rental income potential.
Interior Renovation on Unit 2
Unit 2 underwent a more extensive renovation. We replaced three broken windows and installed a new AC system to improve energy efficiency and comfort. A new hot water heater was added, and the kitchen was completely redone with new cabinets, countertops, and appliances. Just like in Unit 3, we restored all the original doorknobs and locks, blending modern upgrades with historical character. We installed new flooring in the bathroom, kitchen, laundry, and closet areas, and we moved the laundry inside for added convenience. All light fixtures, switches, and outlets were replaced, and new blinds were installed on all windows. We also repaired sheetrock and applied a fresh coat of paint on every surface. These comprehensive updates are vital for the BRRRR method, as they make the unit more appealing to tenants and justify higher rents.

Interior Renovation on Unit 1
Unit 1 was a different challenge altogether. After successfully negotiating a cash-for-keys deal to get a hoarder tenant out, we faced the daunting task of cleaning out all his junk.
